  My dear Robert
     I am to go into the Hospital to-night to
undergo another operation tomorrow.  In case I
should die there I wish to repeat to you the
state of my worldly affairs.  There is a trunk
up at Mrs Cunninghams at 64, East 127th St.
New York, and in it are the Deeds of the three
houses which I own in Phila [Philadelphia?].
Mr Scott is the Agent and can give you all the
information regarding them which you may require.
You will remember before I went to Ireland I had
a notion of selling the houses and got you to
Deed them over to me, but as I did not sell them,
nor did I put your Deed on record, they are of no
account and the houses still stand in your name,
if anything happens to me I wish to send enough
of the rents home to keep my Father and Mother it
is not long they will be a burden, and afterwards
if you want to sell them at your leisure you will
consult Alice Simpson or Mr Scott what is best to
do with them, and how safely to invest the money.
I have struggled and pinched myself for years to
get them houses clear and now that there is
nothing but growing rent against the houses in
Catherine St. and the one which I built in
Bainbridge St I bought the ground before I built.
  I now wish you to understand how Mr Bradly [Bradley?]
and I stand.  He is indebted to me since 3rd February
(1879) eighteen hundred and seventy-nine in the
sum of (1700) seventeen hundred dollars, with
interest to be added until whatever time a final
settlement takes place, as security for this
money there are four houses recorded on
Federal St and three on twenty-fourth St in your
name - when Mr Bradly [Bradley?] pays the $1700 with
interest, to the date of settlement, and when the
Lawyers bill against me is paid then you will
have the properties conveyed back again to
Mr Bradly [Bradley?], but you will understand that you hold
the houses as security for the money, of course
when it comes to settlement you will have the
business transacted by a Lawyer, and
Alice Simpson and Mr Scott know the case and will
give you advice.
  I called today for the Deeds with Mr Ridings the
Lawyer 121 South 7th St. he would not give them to
me without your receipt, but I told him to send
on one of the Deeds by registered letter of the 4
houses on Federal St he promised to do so, the
other Deed of the 3 houses on 24th he holds for
you.  If he sends it you can write and acknowledge
the receipt of the Deed, and you can tell him to
please act and collect the rents as he has been
doing.  I think this is all I need to say.  I am
